= $$\frac{2(y-2)+2(x-2)}{(x-2)(y-2)}$$

= $$\frac{2(x+y)-8}{(x-2)(y-2)}$$
= $$\frac{2(4)-8}{(x-2)(y-2)}=\frac{0}{(x-2)(y-2)}=0$$
