$$6 * 5 = 91$$ $$\longrightarrow\ \ $$ $$\left(6\times5\right)\times3+1=30\times3+1=91$$

$$8 * 7 = 169$$ $$\longrightarrow\ \ $$ $$\left(8\times7\right)\times3+1=56\times3+1=169$$

$$10 * 7 = 211$$ $$\longrightarrow\ \ $$ $$\left(10\times7\right)\times3+1=70\times3+1=211$$

Similarly,

$$22 * 5 =$$ $$\left(22\times5\right)\times3+1=110\times3+1=331$$
