Average age of 8 teachers = 40 years
=> Total age of teachers = $$40 \times 8=320$$ years
A teacher at the age of 55 years died and a teacher aged 39 joined them
=> New total age = $$320 - 55 + 39=304$$
$$\therefore$$ Required average = $$\frac{304}{8}=38$$ years
